The History of Women’s Fashion: A Look at 100 Years of What was in Style

If you have looked at a Cosmopolitan Magazine or have watched famous movie stars prance around in the latest styles, you would know that women?s fashion has changed a lot over the last 100 years. Whether it?s a whole new look or visiting old fashioned favorites, women?s fashion has made a brutal impact around the world. Designers and fashion experts have created and critiqued the good, the bad, and the god awful that graced such stars as Madonna, Jackie Kennedy Onassis, and even First Lady Michelle Obama. Here are some of the styles that have begun, changed, evolved, and or have made a huge comeback over the last 100 years.

1900?s through1920?s:

Fashionable women during the first decade of the 20th century needed morning dresses, afternoon dresses, simple dresses that didn?t fit in a specific occasion, and evening dresses. This was due to social gatherings in which women needed different dresses to fit each occasion. The second decade of the early 1900′s brought rich and exotic patterns and fabrics, skirt lines began to skim well above the ankle. This had prepared the most fashionable women for the radical changes that were about to occur during the roaring twenties.

Known as the beginnings of modern fashion, the 1920′s liberated women from constricting fashion such as shorter pleated skirts, gathers, and even slits to give women some motion that eventually ruled the fashion trends of the future. This lead into such trends as the flapper dresses, low cut necklines, and lingerie were more sought after than their corset, below the ankle style skirts, and the conservative dresses that were worn for centuries before.

1930?s through 1950?s:

The Great Depression of the late 1920′s throughout the 1930′s influenced women?s fashion of that era. Thrift was the rage and more women were taking their old clothes and making them into new ones. The more sophisticated Garbo look was in with a more flowing hemline at the hips and natural hemlines were in style. The nylon stockings became a new trend during the late 30′s right after the time they were created.

The 19040′s had two separate styles that women wore. This look involved padded shoulders and knee length skirts. Sportswear had become more popular then and gave women a sense of diversity in their wardrobe. Clothing was made simpler and women began wearing more pants due to World War II. In the late 40′s Christian Dior had pioneered the New Look which consisted of a nipped waist, longer lengths, and fuller skirts. This created a more drastic feminine look that would move into the 1950′s.

During the age of the baby boomers, the 1950?s brought poodle skirts and the glamorous outfit?s worm by screen legends such as Grace Kelly, Marilyn Monroe, and Liz Taylor. The Europeans worked hard to bring glamorous, more feminine fabrics and cuts to women all over the world. The emphasis of a narrow waist became popular by designing a pencil and full skirts for women to wear during this decade.

Recent news coverage given to the national housing market may cause many individuals to feel unsure of their base understanding concerning the ins-and-outs of home buying in their area. What the average new home shopper must realize is that a “truly good time to buy” is far more dependent upon individual circumstances, and not quite so tethered to temporary market conditions as he or she might think.

Economists may treat residential real estate like a science, but there is no one definitive timetable or price guide for buying that is applicable to everyone shopping for a new home ? ” nor are there any hard-and-fast rules as to what constitutes a buyers’ or sellers’ market. Generally, cities like Pittsburgh, Pennsylvania demonstrate much greater stability than similarly sized cities in the Northeast or out West. Likewise, the housing markets of cities such as Orlando, Florida might be considered to flux in hot and cold cycles. While everyone expects to do a fair amount of research prior to relocating, you should not underestimate the value of research even if you’re moving down the street. Even if you’ve lived in just one place all of your life, you may be unfamiliar with the specifics of its real estate market. Lifelong renters, while being up on the market rental rates in their area, might be unfamiliar with the wide range of prices for which houses sell in that very same area. While the Internet and local newspapers might come to mind as the first places to begin research on recent home selling prices, you may also want to contact real estate professionals such as homebuilders and land developers prior to contemplating a contract with a real estate broker.

The costs of owning a home, be it a vintage Victorian or state-of-the-art new construction, must also be thoroughly researched prior to buying, if you want to make the most educated decision. For example, when renting, you do not usually think about the costs of property maintenance, water and sewage, home remodeling, or termite and wasp extermination. That is because your landlord has taken care of these costs for you. Start by creating a sheet that itemizes the possible costs of the home you wish to buy, including utilities, taxes, furnishings and maintenance ? ” and be sure to include those estimates in your projected monthly budget.

Before buying a new home, you must consider the affordability of your monthly mortgage payments ? ” or else, your mortgage loan underwriter will do it for you. You should not have any problem finding multiple home loan specialists to assist you with the budgeting process. As with any exchange of knowledge, ask these professionals plenty of questions, and make sure their advice makes sense to you. You will find the home buying process to offer you many more options if you can make a significant down payment on your mortgage, so it’s wise to start considering a sincere saving plan months in advance of your purchase. The more money you have saved before you embark upon the process of buying a house, the more comfortable you will feel along the way.

Make sure to keep your dream of home ownership a priority, as any additional credit you take on after the loan application may adversely affect the loan closing. Select a mortgage carefully, as there are many different options available. Be it a traditional fixed-rate mortgage or an adjustable rate mortgage, do not sign on the dotted line until you understand every aspect of the loan.

Most importantly, tailor your personal circumstances to fit your decision to buy. Start making these changes early, well before you settle on any one definite home. If you owe major payments on another item, such as an automobile, catch up on these payments as soon as possible. If your credit score is borderline or could use a boost, begin working on it by paying off debts and paying all of your bills on schedule. Examine your current monthly budget and look for areas in which you can save or cut back. Owning a home can involve making financial sacrifices in other areas of spending. For example, in order to meet your mortgage payments, you might have to pare down your entertainment budget, or spend less on monthly transportation expenses. But the tax savings on a new home is substantial, so you may want to speak to a tax professional as well to see how the investment balances out.

Finally, never be lured by housing “bells and whistles” that do not add lasting value to your home. Never settle for the first house you see, either. You will be surprised how well you will be able to develop your own sense of housing value by simply visiting a few different homes. Competitive shopping will allow you to find the most house for your money. Location, construction quality, and energy efficiency are the key components that determine a new home’s value. Fancy fixtures or wall coverings are nice, but they won’t stand up to the lasting value of efficient home design or a strong foundation.

Conservative thinking and conservative spending are your best friends during the home buying process. Take your time; shop around, talk to home builders and mortgage lenders, and get some quotes. Today was weird. Things like this just don’t happen!

The groom didn’t show up for the third and final pre-marital meeting. Only the bride. The realtor threw an open house for us, and no one came. No one! I was thrown out of a public library (it closed) and a pizzeria (I wasn’t ordering).

On the bright side, I got my truck back, on the thirteenth day it was in the transmission shop. And, while the realtor was sitting in our house, alone, we got to visit this cool park.

I have been a Philadelphia realtor for more years than most trees have had leaves. I have seen a lot, and few things surprise me. One thing that is a surprise or a disappointment to many buyers though, is the condition that their new, say Rittenhouse Square condominium, or Society Hill loft, is in when they do their final walk-through on settlement day.

Pennsylvania contracts for real estate generally say that the parcel needs to be in broom-swept clean condition, normal wear and tear accepted. And just what would be the boundaries to describe such conditions? I once did a walk-though with a buyer, in which the home had been professionally cleaned, and there were instructions on the keys, the mail, and the neighbors. There was even a bottle of Champagne in the refrigerator from the seller to the new buyer. Now that was one smart seller…leaving a good taste in the mouth of a buyer, whom after today, they will probably never see again. Good Job!

There are times when sellers show no common courtesy and break the terms of the contract by leaving old boxes and trash around and ugly wire hanging in the closets like the new buyer would want to use them or something. Or accidentally forget to leave the washer and dryer. Oh, and forget about the no mailbox key, alarm, or instructions for priming the water pressure thingy in the basement. Goodie for the new buyer, eh?

On the other hand, I once had a buyer and his very irate realtor call me, as they were walking through one of my listings for the last time, prior to heading over to the settlement table, and the house was a wreck. Two small piles of dust that had not been collected into a dust pan! And this buyer was really upset. Perhaps the buyer had bigger issues, and this was their way of venting. I did remember giving these buyers my best “I hate you looks” from the other side of the settlement table though. Then I felt bad about it.

Most of us well-mannered human beings will leave the home in good condition (better than just broom-swept) because we would like to leave our old condo or townhouse with good feelings about it. Remember when you first bought this place, and how excited you were? And you spent the day setting things up, arranging and rearranging furniture, and you ordered pizza or Chinese, or perhaps brought home a bottle of wine that night (or a bottle of Jim Beam…whatever, I am not here to judge).

And if you are a buyer, perhaps you could exercise a bit of forgiveness. Contractually, the seller never promised you a rose garden. And plan on a parental figure making snide comments as we do our walk-though about the place not being clean enough for you to inhabit. And though you may have to have the place professionally cleaned prior to you moving in (plan on it), remember it is your new home, a place for you to grow into and grow with, and yes, that grime around the bathtub was there when you did the home inspection, remember? I think it is most important to remember, when doing your final walk-through inspection prior to settlement is that there is no such thing as perfection. Especially coming from a disinterested third party. (Writers note: perfection may be found in a Denny’s Grand Slam breakfast at 1am on say, a given Saturday night).

So enjoy the new house or condominium, and know that with your enthusiasm, and a bit of elbow grease, that new Philadelphia condo will be looking gorgeous again before you know it!
